Once someone excerises the Option to purchase on the Rent with Option to Buy, they can still use one of the Down Payment Assistance programs that will be in the form of Grants or low interest 2nd mortgage loan.
Sometimes the 2nd mortgage payments will be due every month and sometimes no payments are due until the Borrower either sells, moves out, or refinances the property. It all depends on that particular down payment assistance program.
